The NŌMA District was born from a question: where does the journey end for the globally unbound? Through market insight, personal philosophy, and founder interviews, we uncovered a demand for private land ownership fused with architectural coherence — a place for modern founders, creators, and quiet builders to root. With rising land scarcity and tightening ecological regulations in Tulum, NŌMA offers both exclusivity and long-term viability.
Each of the 10 villas will be individually named and architecturally distinct — yet bound by a common language of stillness, restraint, and reverence. Drawing from Tulum’s material tradition (stone, chukum, wood) and global design references, the layout honours privacy, biophilic flow, and off-grid readiness. Communal pathways, water features, and shared landscapes are interwoven with discretion, not dominance. This is slow architecture, designed for permanence — not performance.
Currently in pre-construction planning, The NŌMA District is a long-term commitment to design excellence and environmental guardianship. GRDN is leading land preparation, architectural coordination, permitting, and infrastructure mapping. Phase 1 includes core site works, brand development, and the construction of two founding villas. Estimated delivery for the first showcase villa is Q4 2026.
