At the time of inception, Tulum’s hotel market was saturated with style over substance — eco-aesthetic without the infrastructure. KAN sought to break the mold: to deliver a true eco-hospitality product built to scale, with durability, water systems, and passive design. GRDN conducted climate mapping, guest journey modeling, and sustainable feasibility assessments long before breaking ground.
Every suite at KAN was designed for cross-ventilation, filtered light, and jungle immersion. Organic curves, circular plunge pools, and multi-level treehouse forms became the architectural signature. Materials were locally sourced: chukum, stone, wood, steel. The layout balances privacy with permeability — a fluid experience from arrival to rooftop. Design choices weren’t aesthetic — they were environmental, emotional, and long-lasting.
GRDN oversaw every detail — from land clearing to final styling. Despite working through local regulations, jungle preservation, and logistical constraints, the hotel was completed on time, on budget, and nearly sold out before delivery. We handled build strategy, engineering, permitting, workforce management, and QC — with zero compromise on design or sustainability.
Today, KAN remains a fully booked destination with 5-star reviews, organic word-of-mouth, and a loyal global audience. It is the blueprint for what we believe hospitality should be: beautiful, sustainable, and enduring.
KAN Tulum wasn’t built to follow trends. It was built to set them.
At its core, KAN is a celebration of wildness — a hotel that dissolves boundaries between shelter and jungle. It invites curiosity, connection, and calm. For guests, it’s a retreat. For GRDN, it’s a legacy project — proof that you can build with soul and scale at once.
KAN is more than a property. It’s our philosophy, built in full.
